Stonebridge Capital PartnersAfter completing our initial underwriting, we're at a $55M strike — roughly 6% below the $58.5M whisper — underwriting to a 5.5% going-in cap and a 15.8% levered IRR over the five-year hold. The broker says they've had 20+ tours this week; given the large value-add story and a forced seller, they're expecting a lot of activity on this one. We've sent it to Stonebridge Capital Partners as a possible JV partnership.
